Information for Property Owners

Our property owners are very important to us. We aim to be available to owners and guests at all times throughout each guest’s stay and beyond. Be Our Guest Property Services is boutique and family-run.  We are proud to say that owner’s will have direct access to both Donna and Jon.

Services Provided for Property Owners:

  • Collaboration with our property owners to deliver their expectations and meet their specific needs including revenue
  • Inspect the home after each guest’s stay 
  • Change and launder linens and towels 
  • Guest  basket with snacks, candy and beverages refilled for each guest
  • We monitor and coordinate: 
    • Pest control services
    • Pool cleaning and maintenance 
    • Landscaping 
    • Any additional smaller maintenance needs (e.g. plumbing, electrical), Jon will do the service himself or outsource the job to a third party
  • Bookings - done through VRBO, Airbnb, and by clicking on the link here.
    • More visibility and potential for renters by listing property on all three platforms
  • Distribute earnings through VRBO/Airbnb the day after check in of each guest. 
  • Annual inventory report 
  • Annual and quarterly financial reports 
  • Deep cleaning once per year for an additional fee 

Fees (will vary by property):

  • Cleaning fee is paid by the guest and varies by size of the property, but it is typically between $125-$600.  If the owner stays, it will be paid for by the owner.
  • Small start-up fee (one-time fee) which will vary by the size of the property and will be written into the contract 
    • What the start-up fee is used for:
      • Beach towels  
      • Kitchen towels
      • Professional photography of property for website, Airbnb, and VRBO 
        • Starts at $100 (additional)
          • Sheets and Towels
          • VRBO/Airbnb set up
          • Amenities/Toiletries, including: shampoo, conditioner, body wash, lotion 
      • Front door lock assessment 
      • Property management viability assessment 
        • Assessment to ensure that the property meets our high standard of quality 

Compare: Be Our Guest vs. Others

  • Our rates are lower and our service is top notch.  
    • We charge 20% (depending on the size of the property) of the nightly rental rate as our fee for management 
    • While other property management companies in the are typically charge between 20-30% of the nightly rental rate 
  • Be Our Guest is a boutique property management company- currently we manage under 20 properties on Hilton Head 
    • While other property management companies on Hilton Head can manage anywhere from 60-300 properties 
    • With a smaller number of properties, we are able to devote more to each property, owner and guest 
  • Direct access to property managers and company owners, Donna and Jon - no middle man or automated line 
  • Properties are put on three sites; VRBO, Airbnb, and the Be Our Guest Website to optimize bookings and occupancy 
  • We clean and manage each property - this way we know all aspects of the property and can precisely prepare for the guest
